How It Works
Educate Yourself.
Begin by doing some online research to familiarize yourself with some of your options when buying a home. Start thinking about what town you want to live in and how much you are comfortable spending on a home.
Pre-Approval Process.
Getting pre-approved for a loan allows you to see how much a bank will actually lend you to purchase a home. This way you won’t waste time looking at homes priced out of your range.
Property Search.
This is the fun part! Our unique computerized buyer Buyer Advantage Program allows you to simply enter towns you’re interested in, price range, style of home and other particulars that are important to you. This system also lets you know about new listings as soon as they hit the market!
Make an Offer.
Once you find the perfect home we will submit a written offer on the home. Keep in mind that contract negotiations are not limited to price, they also include timing, contingencies, and much more.
Choose an Attorney.
The reason for hiring your attorney now is to get them in contact with the seller’s attorney to draft the Purchase and Sales Agreement. A good attorney will protect the buyer throughout the transaction.
Home Inspection.
Now that you have secured a property, it is time to schedule the appropriate inspections on the property. We highly recommend buyers spend the money on a home inspection. The report alone is very much worth the cost. goes here
Purchase & Sale.
Now that the inspections are complete, a purchase and sale agreement needs to be prepared by the attorneys and both buyer and seller must sign. The P&S agreement gives more detail of the transaction.
Closing.
During the actual closing, deeds, loan papers, and other documents are prepared, signed and filed with the registry. At this point, congratulations will be in order now that you are a homeowner!

A first-time buyer needs to know every offer isn’t going to be accepted…and someone selling their home needs to know we’ll work with them so they have a roof over their head.”

Sue has been a real estate agent since 2014 after watching her home sale and feeling there was a better way. “I felt abandoned in the process, and my agent made me feel I was bothering her. I swore I wouldn’t let a client struggle.” Her goal is to help people find their dream home and be happy where they live.
She forms half the team in the GK Group, working with Gary Kelley. She and Gary complement each other well. He loves the systems of the homes and the listing process, while she loves the design features and touring houses with her buyers/sellers.
